General Terms & Conditions for the Resort Accommodation Agreement
The terms and conditions below apply for reservations made by an individual, private person unless a spe- cial agreement has been made. Separate rules apply for group reservations over 10 persons. The Resort reserves a right to apply special terms and conditions that differ from these in case of public holidays, spe- cial events, seasonality or additional services require so.
The Resort is only authorized to accommodate properly registered guests. For this purpose, guests are to
present their valid national ID card or passport, or any other valid proof of identity to the relevant Resort front desk employee.
Settlement of bills: Bills must be settled upon arrival either by payment in cash or valid credit cards, cheques are not accepted.
The security of guests is of prime importance to the Resort. It is committed to protect your privacy, the confidentiality and secu-rity of personal information you provided us. The information you provide is nec- essary to process and confirm your reservation; and may include collecting this information in a personal profile. We may also collect information to allow us to properly pro-cess the payment of accounts.

promotions that may be relevant to you
The information you provided may be disclosed to other parties that have a contractual relationship with
the Resort like banks and service providers. The Resort may have legal obligations required by law to disclose information you provided to the Resort.
1. ARRIVAL AND DEPARTURE
The Villa is at your disposal from 3:00 pm on the day of arrival. On your departure day the room must be
vacated by 12:00 noon. The hotel is entitled to apply exceptions on check-in and check-out times stated above. For safety reasons, only checked-in guests are allowed on private premises and the maximum capacity per room may not be surpassed.
The Villa will be reserved for you until 4:00 pm on the day of arrival unless no other agreement has been
made at the time of reserving or if the confirmed rate or reservation period does not include any other special terms. In case of arrival after 4:00pmyou can guarantee the reservation with a credit card or other method specified. Otherwise the hotel can release the re-served room for sale after 4:00 pm.
In case you arrive to the Resort according to the arrival time agreed and the room you have reserved is not available, the hotel is liable to arrange you an equivalent room without extra charges.
2. CANCELLATION AND NO ARRIVAL
Unless otherwise agreed at the time of reservation, unless the rate confirmed or the reservation period includes special terms, the room can be cancelled until 18:00 on the day prior to arrival without a fee.
In case you fail to arrive without cancelling your reservation, the Resort is entitled to charge equal to the first night’s stay includ-ing taxes and possible additional services per room to your credit card.
3. GUEST BEHAVIOUR IN THE HOTEL
We follow good manners and Resort rules at the Resort. In case of breaking these rules you may be imme-
diately removed from the premises. In such cases you are still obliged to pay for the accommodation and additional services ordered. You are not eligi-ble to claim a refund for payments already made.
For safety reasons, only checked-in guests are allowed on private Resort premises such as Resort Villas and the maximum ca-pacity per room may not be surpassed.
4. RESPONSIBILITY ON YOUR VALUABLES
Your valuables can be stored in a safety deposit box in your room or the Resort can store your valuables upon request. The Re-sort is entitled to collect a charge for storage of these items.
In case the items you wish to store are exceptionally valuable you must notify the hotel before storing. The Resort may refuse to store this kind of valuables.
The Resort is not responsible for valuables stored in a safety deposit box in your room.
The Resort is not responsible for damage or disappearance of vehicles kept in the garage or the hotel’s parking area or valuables inside the vehicle. The Resort is obliged to clearly express in the garage and at the parking area that the area is not supervised and the hotel is not responsible for the property kept in there.
5.GUEST’S RESPONSIBILITY ON DAMAGE
As a guest you are responsible for damage caused on purpose or by accident by you, your guest or your pet in the Resort Villa or in Resort premises. This applies also to the hotel furniture and other equipment, other guests in the hotel or their property.
The responsibility for caused damage is determined by general principles.
6. MANAGMENT RIGHTS
The management reserves for itself the absolute right of admission to any person in the hotel premises and to request any guest to vacate his or her Villa at any moments without previous notice and without assign- ing any reasons whatsoever. The guest shall be bound to vacate when requested to do so. In default, the management will be entitled to remove the luggage and belongings of the visitor from the room occu- pied by him or her and lock the room or rent the Villa to another guest. This will only happen if the person(s) occupying the room(s) are disturbing the place or / and safety from the Resort l / personnel or other Resort guests.
Guest may not move furnishings, or interfere with the electrical network or any other installations in the Resort Villas or on the premises of the Resort without the consent of the Resort management. If any mal- function is discovered during your stay please report this to the reception and we will repair this as soon as possible.
If the guest becomes ill or injured, the hotel can help the provision of medical assistance or, as the case may be, to arrange for the guest to be taken to hospital, all at the guest expense.
Upon departing, guests are obliged to turn off all water faucets, lights in the room and its facilities as well as the air-con and to shut the door as they leave. Keep your door and windows closed when the air-con is working.
Smoking is not allowed inside the Villa for security reasons.
Guests are to observe night time peace and quiet, they are not to disturb the other guests accommo dated in the Resort.
Complaints by guest and any possible suggestions for improving the Resort activities are welcomed by the Resort manage-ment.
We no longer allow bringing of Pets Inside the Resort. Guest bringing their pets will no longer be accom modated inside the Resort.
Minors under 18 years, male or female, are not allowed to stay at this Resort without being accompa nied by their parents or guardians.
7. RENTING HOTEL ROOMS FOR MINORS
Only a person over the age of 18 is allowed to make a reservation. The adult making a reservation for a person under the age of 18 will be held responsible for the minor, whether he or she accommodates with the minor or not. An underage person travelling alone will need a letter of consent signed by a guardian. The letter has to include the minor’s name, birthday and dates of arrival and departure. The name and contact information of a guardian are also required.
8. SECURITY AND LIABILITY OF THE ACCOMMODATION FACILITY:
The accommodation provider bears no liability for losses or damages that may be incurred to baggage or belongings of the guests, as it does not provide security service. Every guest is obliged to secure their belongings and for this reason a safe box has been provided in every Villa.
For security reasons, guests should keep the key card of the Villa until the date and time of their depar- tures and leave it on the desk. In case that this card is lost or otherwise not returned there will be a charge of 20 euro to the guest’s credit card.
In any case of impairment of the life or health of the guests, the liability of the accommodation provider is up to the amount of 50,000 euro.
In the corridors of the property there is CCTV installed, a fact that you accept by booking. The accommo- dation provider will never use images extracted from it, except for the case of perpetration or suspicion of criminal activity.
Any liability of the accommodation provider for slight negligence is excluded.
Parties and gatherings are not allowed.
No visitors are allowed without permission from the proprietor.
Only adults are allowed to use the kitchen appliances for the preparation of light meals.
All guests must keep noise levels to a minimum during community quiet times. Summer quiet times are
from 15:00 to 17:30 and 23:00 to 07:00. Winter quiet times are from 15:30 to 17:30 and 22:00 to 07:30.
9. USE OF THE ACCOMMODATION:
Guests are obliged to keep the Villa clean and use it properly.
Guests are liable for any damage howsoever caused to their Villa or to the premises caused by guests or any persons in their party during their stay and must replace any item that has been damaged or stolen due to their negligence or misuse.
The proprietor reserves the right to retain the guests’ credit card and/or debit card details and charge them amounts of his discre-tion to compensate or make good for the loss, damage, costs or expenses incurred or suffered by their property as a result of the guests’ actions.
The accommodation provider is not responsible for its guests internet usage and content. Nevertheless, it is forbidden to connect to websites or view and download images that are forbidden by law. With this notice guests accept that the proprietor reserves the right to check internet usage and restrict access to certain websites.
The guest accountable for the compliance of all terms written in this document is the holder of the credit card.
CONSEQUENCES OF NON-COMPLIANCE
If you fail to comply with the Terms and Conditions, without prior notice and without any liability to you or any other person, we reserve the right to take all or any of the following actions:
cancellation or modification of your reservation(s) or transaction(s);
issuance of a warning to you;
termination, restriction or suspension of your use of or access to any or all part of the Website; commencement of legal action against you; or
disclosure of information about you to law enforcement authorities as we may determine in our sole discretion.
